Hi Desmond,

I'm writing again about the heating in Unit 412, since the two messages I left with the front desk in the last ten days don't seem to have reached anyone. The radiator in the living room has been ticking loudly and only warming up halfway since the cold snap started, and the bedroom window doesn't seal properly along the bottom edge, which is letting in a steady draft. I've been taping a towel along the sill just to keep the room usable at night.

I understand the building is short-staffed right now, but I want to flag that my lease includes a clause guaranteeing a minimum indoor temperature of 20 degrees between October and April, and my apartment has been sitting closer to 16 most evenings. I'm not asking for compensation at this point, just a repair date I can plan around, since I work from home three days a week and would need to be out during any window replacement.

Could you also confirm whether the heating issue is isolated to my unit or part of a building-wide problem? A neighbour on the third floor mentioned something similar last week, which makes me wonder if it's the boiler rather than my individual radiator.

Hi Marisol,

Apologies for the delay — the front desk log shows your first message was miscategorized as a noise complaint, which is why it wasn't routed to maintenance. That's been corrected, and I've flagged your file as priority given the temperature clause you mentioned.

On the heating: you're right that it's broader than your unit. The boiler technician was already scheduled for Thursday to address reduced output on floors three and four, and I've added floor four's radiators to that visit, including yours. That should resolve the ticking and the low output without needing to touch the individual unit.

The window seal is a separate job and will need a technician from our external contractor, who can only come on weekday mornings. I have an opening next Tuesday between 9 and 11 a.m. If that doesn't work with your schedule, the next available slot isn't until the following Monday, so let me know soon which you'd prefer.

Regarding the temperature clause, since this has now been an issue for more than a week, you're entitled to a partial rent credit for the period below 20 degrees once the repair is confirmed complete — you don't need to submit a separate request for that; I'll calculate it automatically from the maintenance log.
